After review of the June meeting minutes, a motion to approve was made by Jack Creighton, seconded by Susan Sardina. Vote was unanimous with Peter Hobson abstaining. Motion by Clark Brewer for Paul Kierce to be Vice-Chair, seconded by Susan Sardina and vote was unanimous. Presentation by Habitat for Humanity for a potential development at 808 Jerusalem Road. The house plans presented were all single 3-bedroom units. It would be a local action unit (LAU), a type of unit supported by the locality. 808 Jerusalem is currently zoned as mixed unit. The committee requested that Habitat have sketches for both a two-family and a single-family unit. A duplex is preferred by the community for its count towards the SHI. Habitat would need to get a quote on a custom design for a duplex. There are two-family units in the 808 Jerusalem Road neighborhood. Habitat requires that applicants have a max income of 60% of area median income, while 40B requirements are 80% of area median income. The house would be deeded affordable in perpetuity, and so any future resell would be subject to the 40B limit of 80% of median income. The current Duxbury Habitat development (3 duplexes, 6 units in total) is built on 2.9 acres. For the remaining three units in Duxbury Habitat has received 13 total applications. Applications in South Shore are traditionally fewer than other areas. The Housing Production Plan will be completed by assistance from MAPC and other consultants. Clark contacted Avalon about capacity to add units, such as 10% expansion (20 units). Committee is researching the emergency statistics coming from Avalon complex, seeking to distinguish between medical and non- medical. Clark Brewer left the meeting at 8p. The committee reviewed the list of Cohasset tax possessions. There are a dozen parcels that the town owns. Committee to research the parcels to see if any are potential sites for affordable housing development. Discussion of Neighborworks and potential for veterans housing. Motion by Bridget Bearden for the committee to join the selectmen's meeting on August 14, 2018 to request that the selectmen address the status of the Affordable Housing trust, including any trustees that have been or should be appointed, in an upcoming meeting. Susan Sardina seconded the motion and the committee unanimously approved. The next meeting is tentatively September 18t", place TBD. Jack Creighton motioned at 8:55 PM to adjourn, seconded by Paul Kierce and vote was unanimous.
