MEETING CALLED TO ORDER AT: 7:08 PM
• 150 No. Main Street Application for Special Permit for Proposed Expansion,
APPL: Kendall Village Cohasset Builder, LLC., dated: 11/08/04. Applicant
seeks a special permit to demolish a 4 family dwelling and rebuild four condo units at
150 No. Main St. The Planning Board reviewed this application and voted
unanimously to recommend that, based on the Building Inspector's finding that a
Large Home Review is required for this application, the ZBA deny this application
without prejudice and reconsider following a Large Home Review(and subsequent
recommendations) which is scheduled for the January 19, 2005 Planning Board
Meeting Agenda.
• 130 Sohier St.,Application for Variance to construct temporary canopy,APP:
South Shore Playhouse Associates, Inc., dated stamped: 11/30/04. Applicant
seeks to construct a temporary 15 x 15 canopy for cold food service only. In the past,
variances were filed and approved in 1994, 1995, 1996, 1997 and 1999. ZBA had
suggested they apply for a variance rather than a special permit this year because the
tent would be in the front setback. The Planning Board reviewed this application and
initially, a question existed as to whether the Board should vote affirmatively for any
further expansion of this site and a motion was made to recommend that the ZBA not
approve this application for a variance. Further discussion centered on the fact that
the tent has been there in the past(albeit without permission) and that this site brings a
lot to the Town and a motion was made to recommend that the ZBA approve this
application for a variance. The vote for this motion was 2—2 with I abstention
(Peter Pratt recused himself from discussion and consideration of this application).

VOTE: 5—0 MOTION APPROVED
