Woodworth Chittick called the meeting to order at 7:30 PM. The Chairman introduced the Board members that were present. BOARD BUSINESS The Board confirmed the next meeting of the Cohasset Zoning Board of Appeals as January 8, 2019. They will have to discuss February 5ch in January as they may need to move the meeting date to get a quorum. APPROVE MINUTES OF NOVEMBER 13,2018 MOTION BY CHAIRMAN CHITTICK: TO APPROVE THE MINUTES OF 11/13/18 SECONDED: VICE CHAIRMAN GOEDECKE VOTE: 3-0 MOTION CARRIES (WC,PG and DM) CONTINUED HEARINGS SPECIAL PERMIT—Filed by Chris McKenna,on behalf of his client,Reed Schiess, of Dover,MA. Special Permit Per Sections "300-8.7 and 9 and any relief the Board deems appropriate. Applicants seek to raze and reconstruct The existing house and garage at 52 Summer Street. File#18.09.04 In attendance to represent this agenda item: No one in attendance Documents used for this hearing: ➢ Updated Architectural Plans prepared by 209 Design. Date stamped November 26,2018, showing existing and proposed fagade comparisons. This is a continued hearing. Chairman Chittick stated that the updated information in the packet seems to be what he expected. The neighbors would see a structure that is approximately two times higher than what is there presently. The new plans do give a better depiction of what is there presently. Mr. McMorris has drafted a decision. The applicant is not present and the Board has questions regarding section 9 of the filing. There was an extensive discussion amongst the Board about the numbers needed by the applicant to meet the requirements of section 9. Using what the Board had before them, and without the applicant present to ask for additional information,the Board agreed that the application before the Board would not meet the criteria of section 9. File#18.09.04 Mr. McMorris drafted a decision. The Board reviewed it. Vice-Chairman Goedecke has a real concern with the amount of massing within the setback. Chairman Chittick agreed that the increase in the massing was too much. Mr. McMorris stated that the house is just too big for the lot.
