Woodworth Chittick, Chairman(WC) Charles Higginson, Member(CH) David McMorris,Associate Member(DM) Matthew Watkins,Associate Member(MW) Member Absent: Peter Goedecke,Vice Chairman (PG) Benjamin Lacy,Associate Member(BL) Assistant Clerk Present: Jennifer Oram,Assistant Clerk, ZBA Chairman S. Woodworth Chittick opened the meeting at 7:30 PM. The Chairman introduced the Board. BOARD BUSINESS The Board confirmed the next meetings of the Cohasset Zoning Board of Appeals as Tuesday,April 3,2018 and May 1, 2018. MOTION BY CHAIRMAN CHITTICK: TO APPROVE THE MEETING DATES SECONDED: MEMBER HIGGINSON VOTE: 3-0 MOTION CARRIES (WC,CH and DM) CONTINUED HEARINGS SPECIAL PERMIT—Filed by Chris McKenna, on behalf of his client, Flynn Realty Trust. Special Permit per �8.7.2 and any further relief as the Board deems appropriate. Applicant seeks relief for an alteration and enlargement of a pre-existing non-conforming residence at 91 North Main Street. File#17.11.08. In attendance to represent this agenda item: Chris McKenna Documents used for this hearing: ➢ Updated Calculations—Dated March 2,2018 Mr. McKenna addressed the Board and reviewed the new submission for the Board. They also reviewed the changes that have been made to the proposed project since the original submission. The height has been lowered to address the concerns of the neighbor,Mr. John Kasameyer of 103 North Main Street. Mr. McKenna stated that he felt the house was similar in size to the others in the area. The new garage is now 6 feet higher than what exists today. Chairman Chittick asked if Mr. McKenna would still be willing to remove the cupola from the top of the garage. Mr. McKenna said he would. After further discussion: MOTION BY CHAIRMAN CHITTICK: MOVED TO CLOSE THE HEARING SECONDED: MEMBER HIGGINSON VOTE: 3-0 MOTION CARRIES (WC,CH and DM) Page 1 of 2 APPROVED MINUTES DELIBERATION SPECIAL PERMIT—Filed by Chris McKenna, on behalf of his client, Flynn Realty Trust. Special Permit per �8.7.2 and any further relief as the Board deems appropriate. The Board reviewed the draft decision submitted by Mr. Higginson. MOTION BY CHAIRMAN CHITTICK: MOVED TO GRANT THE SPECIAL PERMIT WITH CONDITIONS SECONDED: ASSOCIATE MEMBER McMORRIS VOTE: 3-0 MOTION CARRIES (WC,CH and DM) BOARD BUSINESS Approval of the minutes for the meetings of February 6, 2018. MOTION BY CHAIRMAN CHITTICK: MOVED TO APPROVE THE MINUTES AS AMENDED SECONDED: ASSOCIATE MEMBER WATKINS VOTE: 3-0 MOTION CARRIES (WC,CH and DM) Chairman Chittick moved to adjourn the meeting.
