COHASSET PLANNING BOARD MINUTES

Meeting called to order at: 7:05 P.M.
7:05 P.M. 1 JAMES ISLAND WAY—FORM A-ANR APPLICATION
In attendance to represent this agenda item: John Cavanaro of Cavanaro Consulting and Landowner,John
Steinmetz.
Materials and documents submitted,utilized at this meeting(On file in Planning Board Office):

Mr. Cavanaro addressed the Board. He reviewed this application explaining that this parcel is 7 acres and acts like
an island. This parcel has been before the Board before and went through extensive permitting to build a home on
on it. The property and proposal was also subject to a Large Home Review. They also went before the
Conservation Commission and that application was denied and is still in Superior Court. The Stenimetz' have
actively been working with conservation groups to take a portion of the property and place protections on it.
Chairman Clark Brewer advised all present that he is a member of the Cohasset Conservation Trust.
With the hopeful sale of some property to a conservation group, they decided to sub-divide the land; one lot(Parcel
A) will hopefully be conveyed to one of these groups while the other lot would be buildable for a single family
home. Chairman Brewer stated that the plan before the Board did note that Parcel A was not a buildable lot.
Attorney Hucksam, from Town Counsel's Office added that there is no frontage for Parcel A and this is allowable
for an ANR because the plan notates that Parcel A is not buildable.
MOTION: Vice-Chairman Dickey to Endorse 1 James Island Way—Form A
SECOND: Member Potter

7:15PM PLANNING BOARD MEMBER COMMENTS
Member Potter addressed the Board. He stated that in regard to the Large Home Review, it is important
that the Planning Board work with both the Town residents and the Town employees. He is a big
believer in research,but he also believes that"boots on the ground"and the Town employees who work with
the plans etc. should be involved in all of these conversations. Chairman Brewer stated he felt the data
gathered by Associate Member Glasmeier was necessary to start the conversations for the Large Home
Review Bylaw changes. After further discussion,the Board agreed to have a sub-committee work with the
Building Inspector. The Committee will consist of Clark Brewer and Erik Potter.

MOTION: By Member Potter to approve the payroll for period ending December 10,2017
