HomeMy WebLinkAboutMinutes - HA - 10/25/2016 COHASSET HOUSING AUTHORITY REGULAR BOARD MEETING October 25, 2016 The Regular meeting was held at the office of the Cohasset Housing Authority, 60 Elm Street, Cohasset, Massachusetts 02025. Chairman, Helen Nothnagle called the meeting to order at 1 pm Upon a call of the roll the following members were: PRESENT ABSENT Helen C. Nothnagle Susan Sardina A. Patrick McCarthy Donna McGee on the phone Marilyn LeBlanc Also present: Catherine Luna, Jill Rosano Minutes: a. September 20, 2016 minutes: On a motion by Susan Sardina second by Patrick McCarthy the Board voted: R44116 to approve the minutes of the September 20, 2016 meeting. The vote carried unanimously Operations: a. Kate reviewed the management report with the Board. Discussing the rodent issue, vacant units, Trettis House, Statewide waiting list, DHCD on line vacancy reporting, hot water heaters, Conferences. b. Accounts Payable and the Payroll: The Board reviewed the Accounts Payable and Payroll for the month of September, 2016 and on a motion by Patrick McCarthy seconded by Susan Sardina the Board voted: R45116 to approve the Accounts Payable and Payroll as presented. The vote carried unanimously New Business: a. Write-off $ 1 ,302 of rents that were overcharged. On a motion by Patrick McCarthy, seconded by Susan Sardina the Board voted to: R46-16 to approve the write-off of $1,302 of rents. The vote carried unanimously b. RCAT Advisory Board Election Choices: Kate reviewed with the Board and agreed upon 9 candidates. c. Substantial Completion for Group Works Design Build LLC The Board discussed this contract and on a motion by Patrick McCarthy seconded by Susan Sardina the Board voted to: R47-16 approve the Substantial Completion upon the review and acceptance of the Managing Agent. The vote carried unanimously. Old Business: a. Affordable Housing Steering Committee: There was no meeting this month therefore Donna had nothing to report. There is a meeting of the group here on the 21It and Taffy is the speaker. b. Elder Affairs report by Taffy: There was no report, Taffy did attend so training and they are looking for ideas on how to get more folks to attend the functions. c. Update on CPC: In the Mariner, the local newspaper, it was reported that there is $264,484 for Affordable Housing and the Chairman was looking forward to the Affordable Housing Committee's ideas. d. Update on Trettis House: Kate reported to the Board that the intial funding for the house is in a short fall of around $180,000. It appears the estimate was low. DHCD and others will be working on securing the necessary funding.. Harborview Residents: No report Correspondence: The Board reviewed the correspondence that is in the book. Other business: a. Revised income limits and fair market rents as of August 1, 2016. After reviewing these amounts, on a motion by Susan Sardina seconded by Patrick McCarthy the Board voted: R48-16 to approve the limits as presented. The vote carried unanimously. b. Request to Social Service League for funds for refrigerators: The Board reviewed the letter requesting funds for refrigerators from the League and on a motion by Susan Sardina seconded by Marilyn Leblanc the Board voted: R49-16 to submit the request for funds for refrigerators. The vote carried unanimously. Next meeting date: November 30, 2016 at 1 :30pm Executive Session: None Adjourn: On a motion by Susan Sardina seconded by Marilyn Leblanc, the Board voted: R 50116 : to adjourn the time being 2:30pm The vote carried unanimously.
