New Business:
Town Hall Roofing and Gutters -Jason Federico (Town of Cohasset Field Engineer),
Wendall Kaslow, Erik Christensen (Architects, McGinley Kaslow and Associates, Inc.)
The applicant is proposing to replace the existing asphalt roof on the original Town Hall building
"like for like". Asphalt shingles will be used. They plan to remove the inactive ventilator on the
roof and rebuild the two horizontal cornices facing Highland Ave. The existing cornices do not
match each other and are in poor condition. The new cornices will be topped with copper as the
existing ones were never covered and are exposed wood, which is rotting.
Three different manufacturers/color variations of roof shingles were provided for example.
The applicant is proposing replacing the existing gutters with copper gutters. The new gutters
will have a slight change in profile but will be rounded. They would prefer to not paint the
copper gutters as they feel it is a better aesthetic. The vertical fascia behind the gutters will be
azek, painted white.
There was discussion whether the copper gutters should remain unpainted, should be painted
white at installation, or painted white at a later date when the building is painted or renovated.
The Commission was split but not making a decision would delay getting bids in time for Town
Meeting, therefore delaying the project until the next Town Meeting (Fall at the earliest). It was
discussed and agreed that the Commission would agree to copper gutters with the condition
they were painted white, with the understanding that the applicant could come back to the next
meeting and the Commission would reevaluate the painting of the gutters.
Motion made to approve project as submitted with like-for-like roof and copper gutters with
condition they are painted white. Commission unanimously approved.
